Little Venice?

Sounds good, especially the view of the Michaelskirche. Perhaps you have a view of the river as well? I've only walked around the area, but it has real charm. And as Nick B and Gerhard are saying, everything that you will want to see is within walking distance. Mahrs and Keesmann will be a longer walk than if you stayed in the Spezial area, but there's always the bus. Self-catering can be fun as well - gives you a chance to shop in the market, visit the butcher, baker, etc and get a little more involved in local life than if you were staying in a hotel/brewery. Go for it!
