| This is about as easy as calculating how long is a piece of string! In a commercial investment, there would be so many things to think about. First, an invester would need to think about the risk factor: I believe that interest rates in Germany are pretty low but I guess that you could probably find a safe investment that would pay 3% on €200,000 and maybe up to 6% if you invested in equities, more risk but better return. I'm not sure what your 200k would be spent on but, if it is property, there's a fairly big risk just for a hobby. Anyway, even brewing your own stuff, I can't see that you could possibly achieve a better net margin than 20% (we used to calculate net margins of around 12 to 15% when I was in the business). My maths aren't so great but that suggests that you would need to sell at least 1000 litres a month or, more likely, 2,000 seidlas. Say you open for 5 days a week x 4 weeks/month, that's 50/100 l/s per opening. You're talking about 'the course of an afternoon', say 3 pm to 8 pm (?), so that's 10/20 l/s per hour. Of course, it's not as simple as that because you'd also sell a few other things; for example, food has a higher profit margin, likewise soft drinks. It seems that it is all 'do-able' but is it worthwhile? You've got the risk in the investment and you've got the work involved. You'd be tied up for all those hours listening to people pouring out their troubles to you (that's what being a barman is all about). As I said, I don't think pub owning is really a hobby choice, it's a serious and very comitted lifestyle. Go and talk with Andi G, he's a very approachable man who has been through all this. This is what we did when we were thinking of taking a pub, we went and talked to people that we knew were in the trade and learned a hell of a lot in the process. |
